Roof Sheathing & Decking Replacement
Sheathing is the plywood or board deck your roof is nailed to. It is completely hidden until the covering comes off — which is why it is the single most common surprise in a Sacramento re-roof.
Why it cannot be left in place
Every fastener holding your new roof down anchors into the deck. Soft plywood does not hold a nail, so a new roof over rotted sheathing is a roof waiting to lift.
An inspector will look for it, and a manufacturer warranty generally will not cover a system installed over an unsound deck.
How the work goes
- Damaged sheets cut out at the rafters, not mid-span
- New plywood of matching thickness installed with proper spacing
- Clips added between rafters where the span requires them
- Photographs of each replaced sheet, billed at the agreed per-sheet rate
Where decking gets replaced most in Sacramento
Every City of Sacramento re-roof permit records whether the deck was re-sheeted. Across the city it happened on about one roof in four. In the neighborhoods built with wood shake over spaced boards, it happens far more often, because a shingle roof cannot be nailed to gaps.

Common questions
How much does it cost to replace roof sheathing?
It is billed per sheet at a rate agreed before work begins, so the cost tracks exactly how many sheets were bad. On roofs where rot is found at all, it is more often a handful of sheets than a whole deck.
How do I know the sheets were really replaced?
Photographs of each one, taken during the work. If a contractor cannot produce them, you have no way to verify what you paid for.
