Sacramento County · carpentry done in-house
Soft Fascia. Sagging Eaves. Rotted Sheathing.
Dry rot is not a paint problem. It is wood that has been eaten from the inside, and it spreads until the water stops reaching it. We cut it back to sound timber, fix whatever let the water in, and photograph every piece we replace.

Priced per piece, agreed in advance
Hidden damage cannot be quoted honestly as one number. What can be fixed in advance is the rate, so the invoice tracks exactly what was wrong instead of what somebody guessed.
- A rate per sheet of replaced sheathing, written into the contract
- A rate per linear foot of fascia, and per rafter tail
- Structural members quoted individually after inspection
- Photographs of every piece replaced, so the bill is verifiable
Your deposit is capped by law
On a California home improvement contract, the down payment may not exceed $1,000 or 10% of the contract price — whichever is less. That is Business & Professions Code §7159.5, and it applies to every licensed contractor in the state, including us.
Verify any contractor’s licence, bond and workers’ compensation status at cslb.ca.gov before you sign. Ours is #1007180.
Why most rot repairs fail within a few years
Because only the wood was replaced. A new fascia board fitted behind the same overflowing gutter rots on exactly the same schedule. Rot is a symptom; the cause is standing water, a missing drip edge, a mis-pitched gutter run, or a downspout discharging onto the roof below.
Every repair we do includes correcting whatever put the water there. If we cannot identify the cause, we say so rather than handing you a board and an invoice.

Common questions
- How do I know if I have dry rot?
- Press a screwdriver into the fascia behind your gutters. Sound wood resists; rotted wood takes the tip with almost no effort and comes away spongy. Other signs are paint that will not hold on the eaves, crumbling rafter tails under the overhang, and gutters pulling away because the wood behind them is too soft to hold a screw.
- How much does dry rot repair cost in Sacramento?
- It is priced per piece, not per job — a rate per sheet of sheathing and per linear foot of fascia, agreed in writing before anything is opened up. Nobody can see the full extent of rot before the covering comes off, so a confident lump sum is either padded heavily or about to be renegotiated.
- Is dry rot repair covered by homeowners insurance?
- Usually not. Most policies treat rot as maintenance rather than sudden damage. If water entered through a covered event such as storm damage, that portion may be claimable — document it before any repairs start.
- Do I need a permit to repair dry rot?
- Cosmetic trim replacement generally does not. Structural repair — rafters, trusses, load-bearing members — generally does, and in Sacramento County the permit record is what protects you at resale.
- Is it dry rot or termites?
- Dry rot leaves wood cubed and crumbly with no insects present. Termites leave mud tubes running up framing, or small pellet droppings that look like coarse sand. Termite treatment requires a licensed pest control operator, not a contractor — we repair the wood afterwards.
- Who repairs dry rot, a roofer or a carpenter?
- Replacing rotted structural wood is carpentry, which sits within California's General Building classification. Cutting Edge General Contracting holds CSLB #1007180, a General Building licence, and performs this work directly. Putting the roof covering back is roofing, installed by a licensed C-39 contractor under subcontract.
